COLLEGE FUND
 

Our college fund consist of medium risk investments focused on achieving  capital gains over a 3 to 7 year period.  At the end of the period, the fund  liquidates, providing capital to fund college expenses, with payouts over the following 4 years.  This is an active "value-added" fund, investing in existing properties in need of upgrading or repositioning.  Once the property has been stabilized and value brought to it's potential, the property is sold through the 1031 tax-deferred exchange technique and the proceeds re-invested in another value-added property.  The fund's goal is to keeping reinvesting the proceeds and deferring the income tax obligation until it reaches the liquidation phase where the portfolio is gradually liquidated providing investors funds to pay college or other expenses over a 4 year liquidation payout.

  • Pursue rehab opportunities in existing apartment properties throughout Southern California
  • High leverage, with borrowed funds targeted between 60% and 90% of total assets
  • Low to negative taxable income in the initial years, with gains during liquidation intended to be taxed at the capital gains rate for taxable investors

  • Available only to residents of California
  • Minimum investment of $50,000
